PRIME OCEANFRONT LOCATION:
Located just outside the city limits of Jacksonville, Florida, Atlantic Beach (which includes the village of Mayport), sits between the Intracoastal waterway and the Atlantic Ocean. It's bordered on the north by the Saint Johns River, and on the south by the town of Neptune Beach.
The area is considered part of the Jacksonville Beaches communities, but the character of Atlantic Beach is a little different from the other beach towns. Most of northern Atlantic Beach (North Beach, Mayport) has not yet been developed to the extent as the southern beaches and therefore has less traffic and more wilderness.
The northernmost region in Atlantic Beach houses Mayport Naval Station. The Navy Base is home to a busy seaport as well as an air facility.
AMENITIES AND THINGS TO DO:
Surrounded by water, the Atlantic Beach area offers a ton of water activities, including swimming, boating and fishing. Lack of parking keeps the local beaches quiet. There are also a ton of beautiful parks spread over the region for hiking, walking and critter watching.
The most notable park here is Hanna Park in Mayport. This oceanfront park takes you back to Old Florida with 447 acres of mature coastal hammock - an increasingly rare find along the heavily developed Atlantic coastline.
Hanna Park offers trails for hiking and biking, a lake for fishing and kayaking, a large campground, and miles of pristine white sand beaches, including "The Poles", a renowned surfing spot.
But there's more to Atlantic Beach than just nature. Mayport Road and Atlantic Boulevard offer a variety of dining, shopping, and entertainment options. Every amenity is here, so you never have to cross the bridge to go the mainland, unless you want to! If you do, downtown Jacksonville is about 30 minutes away, and the airport 40.

While Atlantic Beach as a whole is in fact a very expensive place to live, the area breaks down into several smaller areas. While the southern area of Atlantic Beach tends to be very pricey as it is walkable to nightlife, central and northern Atlantic Beach areas still offer housing opportunity at reasonable prices.
Housing tends to cost less the further you travel up A1A and away from the more congested areas along Atlantic Boulevard. The community known as North Beach offer many affordable options, as does Mayport, and new development is on the rise here.
This northern area of the Beaches is the last area of possible growth left in the coastal Jacksonville area, and is still priced moderately. Homes are cheaper here, and due to the Mayport Naval Station, there is always an endless need for rentals here as well. There are many housing opportunities here for both owners and investors looking for cash flowing property.
