When is the best time of year to sell my Northeast Florida home?




When given the luxury of selling your home at any time of choosing, the best time to list your northeast Florida home is spring!

The most active real estate season with the most opportunity to get in front of buyers is always spring. Demand and activity peaks this season resulting in competition and prices heading sharply upward. The average sales cycle from listing to close is roughly 3-4 months. The result of the heavy activity of the early spring results in Northeast Florida home sale prices peak in early summer:

The market slows softly into the summer and fall, although the consistent skyrocketing of Northeast Florida home sale prices over the last few years in has kept the market going strong through the end of the year. Northeast Florida home sale prices bottom out yearly in January, a result of the lack of market activity in late fall and over the holiday season. 

However, not everyone sells at their leisure. Most sales happen when the need arises, making timing a lesser issue, as all you can do is work with the current season.
