The Intracoastal Waterway separates the city of Jacksonville from the Jacksonville Beaches. The area west of the the Intracoastal and The Beaches are two desirable areas close to the water that present distinct housing opportunities.

The area west of the Intracoastal in Jacksonville has a slightly more active market than the one over the bridge (Atlantic, Neptune and Jacksonville Beaches), no doubt due to the significant cost savings involved in living just a little further from the ocean.
